Stamp Duty by State (Commercial)

Stamp duty is one of the largest entry costs in Australian property. Most states charge commercial property on the same general scale as investment property, with no home-buyer concessions, so the duty on a commercial purchase is usually higher than on a home of the same price.

There are important exceptions. South Australia charges no duty on commercial land, the ACT charges none up to $2.1 million, and in Victoria a property already in the commercial and industrial property tax reform pays an annual tax instead of duty when it is sold again. NSW premium duty applies to homes only, so it is not charged on commercial property.
