Monthly repayments are for $600,000 over 30 years, at the rate shown for the whole loan. Fixed rates apply for the fixed term only.
*Comparison rates are for a $150,000 secured loan over 25 years. Warning: a comparison rate is true only for the example given and may not include all fees and charges. Different terms, fees or loan amounts might give a different comparison rate.
Rates are the lenders' own published figures from the Consumer Data Right (Open Banking), which every bank must publish. Most non-bank lenders aren't part of it, so they aren't listed; Resimac's rates are copied from its own rates page. Introductory, package-only and first home buyer rates are left out.
General information, not a recommendation of any lender or loan, and not every lender or loan in the market is listed. Scores compare published rates and features only (see How we score). Whether a lender will approve you, and at what rate, depends on their own checks. Check the details with the lender or a broker before you apply.
How we score loans
Each loan gets a score out of 5 against the other loans that match your search, so the same loan can score differently for a different loan size, LVR or repayment type. It scores the loan, not the lender, and it isn't a recommendation.
| Part | Weight | How it's scored |
|---|---|---|
| Rate | 40% | The share of matching loans with a higher rate. The lowest rate scores full marks. |
| Comparison rate | 25% | The same, against loans of the same type (variable, or the same fixed term). It reflects fees, and for fixed loans the rate they revert to. |
| Features | 25% | An offset account (half of this part), redraw (30%) and extra repayments (20%), as the lender lists them. |
| Flexibility | 10% | The highest LVR the loan allows: nothing at 60%, full marks at 95%. |
Anything a lender doesn't publish (such as features for rates copied by hand, or an unstated LVR limit) counts as half marks. Scores use the lenders' published data only; they don't include customer service, approval chances or fees that aren't in the comparison rate, and no lender pays to be scored or listed. Hover over a score to see its parts.

Where do the rates come from?
Every Australian bank has to publish its products, including home loan rates, through the Consumer Data Right (Open Banking). We read every bank's published rates once a week, so these are the lenders' own figures, not rates typed in by hand.
What is a comparison rate?
A comparison rate adds most of a loan's fees and charges to the interest rate, so loans with different fees can be compared. It's worked out on a $150,000 loan over 25 years, so it's a guide rather than your exact cost.
What does LVR mean?
The loan to value ratio is your loan as a share of the property's value. Borrowing $600,000 on a $750,000 home is an 80% LVR. Lenders usually charge less below 80%, and above 80% you may also pay lenders mortgage insurance.
Why isn't my lender listed?
Non-bank lenders such as Firstmac aren't part of Open Banking, and some lenders don't publish a comparison rate, which we need to show a rate. A few banks may also be missing in a given week if their data didn't load.
Are investment rates higher?
Usually. Lenders typically charge investors more than owner occupiers, and interest only loans more than principal and interest. Switch the filters above to see the difference for your loan.
